Houses — high-end homes
About
High-end house design: contemporary lines, natural light and nature
Homes that combine contemporary design, natural light and modern construction methods.
Every detail is considered as part of the whole, from how the house sits on the plot to the choice of materials, so that it is beautiful, comfortable and easy to maintain for many years.
01
Natural light, ventilation and a connection with nature
How the house sits on the plot defines much of its comfort. We study sun, wind, views and privacy from the neighbours to decide where living rooms, bedrooms, terraces and openings go.
A connection with nature is a must: gardens, integrated outdoor areas and large openings let the house talk to the landscape, whether on the coast, in the city or in the countryside.
02
Houses in light steel frame, modular or SIP
The studio specialises in modern construction methods. The system (light steel frame, modular or SIP panels) is chosen with the client, with timeline, predictability and thermal and acoustic performance in mind.
With modular construction, the house is built off-site while the foundations and landscaping are prepared, then installed in a few days. Casa Luminatta, one of the studio's modular homes, was featured in ONNE & ONLY magazine and on our vlog.
03
Detailed design coordinated in BIM
Construction documents are developed in BIM and coordinated with structure and services, so that clashes show up on screen and not on site. The model also provides material quantities and supports budgeting.
When the interior design is done at the same time, joinery, lighting and finishes are integrated with the architecture from the start.

How your house project works
Every project is closely managed by our team, led by architect Patrícia Chimiti:
- An initial conversation to understand your ideas, the family's routine, the site, timeline and budget.
- A preliminary design with site layout and 3D images, so you can see the house before building it.
- Construction documents developed in BIM and coordinated with the engineering disciplines.
- Choosing the most suitable construction system for the project, with expertise in light steel frame, modular and SIP.

FAQ
High-end house design: frequently asked questions
How much does a high-end house design cost?
It depends on the floor area, the complexity of the site and the house, and the scope, such as architecture, interiors and coordination of engineering designs. After the first conversation, we send a proposal with the stages and what is included.
Can a high-end house be built in a modular way?
Yes. Modular construction is one of the studio's specialities. The house is built off-site, typically in 60 to 90 days, while the foundations and landscaping are prepared, and on-site installation usually takes just a few days.
Can a light steel frame house be high-end?
Yes. Light steel frame takes the same finishes as conventional construction, with thermal and acoustic insulation in walls and ceilings, a cleaner site and more predictable timelines.
Do you also design the interiors?
Yes. We design interiors with bespoke joinery, lighting and material selection, integrated with the architecture.
How do I start my house project?
Talk to our team on WhatsApp or through the contact form. In the first conversation we learn about your ideas, the site and timeline, and explain the next steps.
