About

Architectural master planning: the land planned before the investment

A master plan shows how a development will work before the first investment in construction.

An architectural master plan shows how a development or private investment will be organised, making the most of every metre of land and turning the site into a complete experience for people and a safe one for the investor.

It defines where the cabins, leisure, social, nature and service areas will be, balancing comfort, sustainability and financial return. Seeing in advance where each unit will sit, which paths must be opened and where water, power and sewage should run has a direct impact on budget and feasibility.

More than a technical drawing, a master plan is a vision of the future: a guide for growing the business in a planned, beautiful and profitable way, based on the unique potential of the property.

01

What a master plan defines on your land

In practice, the master plan brings together, in plans and 3D images, the position of every unit, the layout of paths and utilities, the shared areas and the support spaces.

It also splits construction into phases, so the development can grow step by step, in line with cash flow and demand, always following the same plan.

02

More certainty for investors

With the master plan in hand, you can estimate costs, test scenarios and compare alternatives before spending anything on construction. It is the architectural basis for the development's feasibility study.

3D images show the place before it exists and help present the project to partners and buyers.

Master planning in the Santa Catarina highlands

In the highlands, terrain, views, araucaria pines, high-altitude grasslands and the cold guide the design. Each unit is placed to make the most of the sun and the landscape, with privacy between buildings and respect for the nature of the place.

Examples include Chácara Mount Sabbó in Urubici and Recanto da Montanha in Urupema. See our rural condominium and subdivision and hospitality projects.

How the master planning process works

Every master plan is closely managed by our team, led by architect Patrícia Chimiti:

  1. An initial conversation about the land, the type of development, the number of units and the budget.
  2. Reading the site: terrain, access, views, sun exposure and areas to preserve.
  3. A site layout study with 3D images of the units, paths and shared areas.
  4. Defining the construction phases and designing the units, such as cabins, houses and support buildings.

FAQ

Master planning: frequently asked questions

What is an architectural master plan?

It is the complete plan for a development or a property. It shows how the land will be used, where the units, paths, shared areas and infrastructure will be, and in what order everything will be built.

What kinds of developments need a master plan?

Rural condominiums and land subdivisions, inns, cabins and other tourism and hospitality developments, and private properties with several buildings, such as country estates with a main house, family cabins and leisure areas.

When should I commission a master plan?

Ideally before any construction begins, and even before buying the land, to assess its potential. The earlier it is done, the more it helps to avoid spending on roads, utilities and buildings in the wrong place.

Does a master plan replace the drawings needed for planning approval?

No. The master plan is the strategic stage that guides the development. Approval of condominiums, subdivisions and buildings follows each municipality's rules and may require further drawings, studies and permits, developed from the master plan.
