Rural Condominiums & Subdivisions — master planning
About
Master plans for rural condominiums and land subdivisions
Plan before you build: plots, paths, shared areas and infrastructure designed together.
In rural condominiums and subdivisions, the master plan sets the position of plots and units, access roads, leisure, social and conservation areas, and the best layout for water, power and sewage.
With this early overview the investor sees costs, phases and return potential clearly, and the development grows in an orderly way that respects the terrain, the views and the nature of the place.
01
Plots, cabins and shared areas in the right place
Designing a rural condominium or a gated community of country plots starts with reading the land. The position of each plot or unit takes into account terrain, views, sun and the distance between neighbours, so that everyone enjoys privacy and a good outlook.
The arrival, with its entrance gate and internal paths, deserves special attention, as do the preserved natural areas, which are often the main attraction of a condominium in the countryside or the highlands.
02
Infrastructure and phases planned from day one
Water, power, sewage and internal roads are a significant share of the investment. Laying out these networks together with the plots avoids rework and helps forecast the cost of each phase.
With the phases defined, the development can be launched and built step by step, in line with sales and cash flow, without losing the coherence of the whole.
03
Houses and cabins that add value to the development
Beyond the master plan, the studio designs the buildings of the condominium.
Well-designed house models give the development its identity and help buyers picture life there. See also our mountain houses and cabins and tiny houses.

How the condominium project works
Every project is closely managed by our team, led by architect Patrícia Chimiti:
- An initial conversation about the land, the target buyers, the number of plots or units and the budget.
- Reading the site: terrain, access, views, sun exposure and areas to preserve.
- A site layout study with 3D images of the plots, paths and shared areas.
- Defining the phases and designing the buildings: entrance, shared facilities, show houses and cabins.
- Producing land-use maps, circulation maps (vehicles, pedestrians, trails), infrastructure maps (water, sewage, power, drainage) and environmental maps (protected areas, reserves, reforestation areas), plus sections and illustrative diagrams showing how the buildings relate to the topography and the landscape.
FAQ
Rural condominiums: frequently asked questions
What is the difference between a rural condominium and a rural land subdivision?
They are different ways of dividing and using a piece of land, with their own rules on shared areas, roads and maintenance responsibilities, which vary by municipality and by how the property is classified. The master plan makes it possible to compare scenarios; the legal structure should be defined with a lawyer and the relevant authorities.
How do you set up a rural subdivision or condominium?
It starts with analysing the land and the rules that apply to it, which vary by municipality and, for rural properties, include federal rules such as the minimum subdivision size. Then come the master plan, the engineering designs and approval by the relevant authorities. The master plan is what shows, before any investment in construction, whether the idea works on that land.
Does a master plan help sell the plots?
Yes. 3D images of the site layout, shared areas and house models show the development before it exists, making it easier to present to buyers and investors.
Do you also design the houses and cabins in the condominium?
Yes. Beyond the master plan, we design the mountain houses, cabins and tiny houses and shared facilities.
